Fall Home Maintenance Checklist

There is a particular kind of morning that tells you fall has arrived in the Ozarks. The air turns crisp before the sun climbs over the hills, the hickories start to gold at the edges, and every porch along the Springfield to Branson corridor seems to sprout a pumpkin overnight. It is a season made for slowing down, but before you settle into cider and cooler evenings, your home deserves a little attention too.

A thoughtful fall walk through your property now saves you from cold weather surprises later, and it keeps your home running smoothly straight through winter. Here is the checklist I hand every client and use in my own home each year.

Inspect the Roof and Gutters

Clear out summer debris and any early leaf drop before it clogs your gutters and causes water to back up under your shingles. While you are up there, take a look for any loose or curling shingles, since small issues are far easier to fix now than after the first freeze.

Seal Windows and Doors

Run your hand along window frames and door edges to feel for drafts. A simple bead of caulk or a fresh strip of weather stripping keeps warm air in and heating costs down once the temperature really drops.

Service Your HVAC System

Have your furnace inspected before you need it, not after it fails on the coldest night of the year. Replace the filter, and if your unit is older, a quick service call can catch small problems before they turn into an emergency repair.

Check the Fireplace and Chimney

Few things feel more like an Ozarks fall evening than a fire in the fireplace, so have your chimney swept and inspected before that first cozy night. Check the damper for a proper seal and make sure your wood supply is dry and ready.

Winterize the Outdoor Spaces

Disconnect and drain garden hoses, shut off exterior water valves, and store away anything that will not hold up to frost. This is also the perfect weekend to plant spring bulbs while the soil is still workable and to give your flower beds a fresh layer of mulch.

Test Your Safety Devices

Fall is the easiest time to remember to check smoke and carbon monoxide detectors, since it lines up naturally with the time change. Replace the batteries, test each unit, and confirm your fire extinguisher is still within date.

Prepare for Ozarks Storms and Outages

Our region can bring anything from an early ice event to a strong wind system this time of year. Keep a small stock of flashlights, batteries, and blankets on hand, and trim back any tree limbs hanging too close to the roof or power lines.

Give Your Home a Seasonal Refresh

Once the practical work is done, take a moment for the joyful part. Swap out light linens for something warmer, bring in a few pieces of greenery or a simple wreath, and let your home feel as settled and welcoming as the season itself.

Whether you are getting your own home ready for the months ahead or preparing to list this fall, a little preparation goes a long way. Wishing you a beautiful season here in the Ozarks.

Warmly,
Kiley
