Greene County Housing Market Update | August 2026
As we close out the chapter of summer here in the Ozarks, here’s a look at how the Greene County housing market wrapped up the season and where things are headed as we move into fall. If you’ve been thinking about selling, here’s what I’m seeing and what it actually means for you.
The numbers (August 2026 compared to August 2025)
Homes sold: 372, down 7% from 400
Median sale price: $265,000, up 1.3% from $261,546
Average days on market: 32, down from 34
What this means for the Greene County housing market
Fewer homes sold this August than last, but prices didn’t drop. They actually went up. Buyers are still out there and still willing to pay for the right home.
The number I keep coming back to is days on market. Even with fewer sales, the homes that did sell went under contract a little faster than last year. That tells me buyers aren’t hesitating when the right home comes along. They’re just being more selective about which homes earn their attention.
Buyers know what they want. The homes that sell quickly are the ones that show up well from day one.
Why that matters to me
I’ll be honest with you. I don’t believe in putting a sign in the yard and hoping for the best. When I list your home, I put real time and my own money behind it. That means professional videography that shows off your home the way it deserves, paid ads that put it in front of buyers who are actively looking, and open house events that get people through the door and talking.
In a Greene County housing market where buyers are choosing carefully, that effort is what makes your home the one they choose.
If you’re wondering what your home could sell for right now, I’d love to sit down with you and walk through it. No pressure, just real numbers and an honest conversation.
